This document serves to outline the expectations and requirements for Advertising a property for rent online.
PHOTOGRAPHY
The Land and Business (Sale and Conveyancing) Act 1994 protects consumers against misleading advertisements in the sale or purchase of land and this extends to advertising properties for rent. Do not mislead a consumer intentionally OR by accident/negligence via way of outdated, inaccurate or incorrect photography.
If we do not have any photos on file or the photos we have on file are more than 5 years old, the priority should be to have professional photography done. This is becoming more common in the industry and has a positive impact on enquiry volume, The photos can also last up to 5 years, provided there are no material changes made to the property.
For any property photos that need to be taken you will need to use Fotobase Group. It is also Magain's policy that they have floor plans with them. The cost of this is $156.20, however we obviously charge the owner as per their management agreement.

Photo requirements
Minimum of 8 Photos
Photos are the correct size.
Photos are all the same direction (Agent Box accepts Landscape only!)
Photos capture the property properly (i.e. MUST not be outdate)
Photos are not blurred
Photos do not include obvious tenant personal effects
Photos have adequate light
Floorplan is included if available
Preparing the property for photos
Turn the lights on (if there is electricity connected)
Open all blinds/ curtains
If using a phone, hold your phone landscape
Request the owner to get electricity connected if the absence of light is a reasonable issue for adequately presenting the property (Move Me In can help them)
Exclude tenant clutter as best as you can
Visit local selling points for photos (park, shopping centre etc.) to help sell the property
Photography Trouble Shooting
If a property is not in a condition to photograph due to occupation by a tenant (or other unusual reason for not being able to take new photos), but you need to advertise the property anyway, you must do the following:
Include a good quality photograph of the front of the property
Include at least three photos of local amenities (shops, playground, entertainment...)
Include the following immediately under the ‘Available Date’ in your advert:
“More photo’s will be available at the conclusion of the current tenancy”; OR
“More photo’s will be available shortly due to renovation work”; OR
ADVERT/CONTENT STRUCTURE
It is extremely important our advert content is of high quality, consistent from advert to advert and selling the property to prospective tenants/ landlords.
Many landlords (including the one who’s property you are advertising!) look online at agency adverts as part of their decision-making process to ring agencies and have them appraise their own property. A good advert doesn’t serve just to get a property filled, it can help grow the business.
Every advert also has your name on it, and a good advert improves your personal reputation and brand!
Special Note on Open Inspections
An open inspection time should be set at the time of listing a property for rent. As a rule of thumb, and assuming access is available/ there are no logical reasons not to, the first open should take place 2 – 5 days out from the listing date.

UNDERSTANDING FEATURES AND BENEFITS
A feature is a function or inclusion/part of the property that the potential occupant gets access to. It is what something has, can do, it’s specifications etc.
A Benefit is the thing or things that are great about that feature or that you get from that feature. A benefit is the end result from having the feature, or what it accomplishes for you.
If you don’t list the benefits you are not selling the property, you are just stating what it has!
