A: The tenant must be given a minimum of 7 days and maximum of 28 days’ notice with a 2 hour time frame. If the tenant doesn't use email, consideration must be given as to when notices are to be sent to ensure the tenant receives the minimum 7 days' notice.
A: A tenant is able to refuse entry even though the correct notice has been issued. In this case, you would ask the tenant to provide you with two alternative dates and times that are suitable to both yourself and the tenant. If the tenant continues to refuse entry, a Notice of Termination (Form 5) can be issued for the breach of failure to provide access to the property.
A: A tenant assisted inspection is carried out by the tenants when a physical inspection by a Magain City Realty team member cannot be done. The tenants are sent a link from Inspection Manager, which uses a system called Property Space that provides a web page to enables the tenant to complete the inspection and provide comments and photos.

Once the tenant has completed the report, an email is sent to the “Inspector” who can review the report and edit if required before sending it off to the landlord.
A: Look at Inspection Manager and check the date for the pending inspection is the same as the date in Property Tree. Is there a TAI, ingoing or final inspection pending in Property Tree
A: A reinspection would be required if the property is:
in a state where the cleanliness level could affect the health of tenants or cause damage to the property e.g. mould
the property could not be inspected properly due to large amounts of pile up of possessions against walls and on floors
locked rooms and sheds
gardens and lawns are overgrown
Any concerns should always be reported to the Property Manager who will make the decision as to whether a reinspection would be required.
In minor cases you can request the tenant to attend to extra cleaning and send you photos. Keep in mind you can only do 4 inspection per year.
